TRUSTEE’S SALE OF VALUABLE REAL ESTATE

The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated November 2, 2020, and duly recorded in the Office of the Clerk of the County Commission of Brooke County, West Virginia, in Deed of Trust Book 600, at Page 100, Alaura E. Walnoha did convey unto Stazenski Law Firm, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Brooke County Courthouse, in Wellsburg, West Virginia, on

June 12, 2026, at 9:32 AM

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Cross Creek District, Brooke County, West Virginia, and more particularly described as follows:
The following described property situate in Brooke County, West Virginia, together with all improvements, appurtenances and hereditaments thereto appertaining, to-wit:
A certain parcel of land, situate upon the northern margin of West Virginia State Route No. 27, in the Cross Creek District of Brooke County, West Virginia. Bounded and being more particularly described as follows:
Beginning of the same at a cross cut in concrete pavement set at the southernmost corner of a 0.356 acre parcel of land that was conveyed to David L. and Donna K. Hall, his wife, by a deed dated February 20, 1973, and recorded in the Office of the Clerk of the County Commission of Brooke County, West Virginia, in Deed Book No. 194, at Page 240. Said point is also located in the northern margin of said road, and at the easternmost corner of the parcel of land to be described herein.
Thence, from the said place of beginning, leaving the road, and with the lands of the said 0.356 acre parcel, N. 38 degrees 00’ W. for a distance of 200.00 feet, to a set iron pin. Thence, leaving the 0.356 acre parcel, and now with a 1.8 acre parcel of land that was conveyed to Ernest L. Simmons, by a Deed of record in the said Clerk’s Office in Deed Book No. 257 at Page 312, S. 43 degrees 26’ W. for a distance of 127.03 feet to an iron pin set in the northernmost line of a 3.00 acre parcel of land that was conveyed to Walter E. Bowers, Sr. and Laura J. Bowers ,his wife, by a Deed dated December 9, 1970, and of record in Deed Book No. 182, at Page 258. Thence, with the line of the said 3.00 acre parcel S. 45 degrees 12’ 30” E. for a distance of 182.52 feet to a point located in the center of an existing roadway with the northern margin of West Virginia State Route No. 27. Thence, with the same N. 52 degrees 00’ E. for a distance of 102.72 feet to the place of beginning, containing 0.50 acre, more or less.
There is to be included and intended to be made a part of this conveyance, a certain right of way, 20.00 feet wide, over and upon an existing roadway for the purpose of ingress and egress from West Virginia State Route No. 27, through the above described parcel, to a residence located upon the above mentioned 1.8 acre Simmons parcel. Said right of way is parallel to and 20.00 feet distance from the most southern line of the above described parcel as shown upon the attached plat.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 903 Washington Pike, Wellsburg, WV 26070.

AND BEING the same real estate which was conveyed to Alaura E. Walnoha, by Deed dated November 2, 2020, from Michael A. Moore and Kimberly Lynn Moore, and recorded in the Office of the Clerk of the County Commission of Brooke County, West Virginia, in Deed Book 406 at Page 614.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
